Hawaii TIP PMO - FAQ

Frequently Asked Questions

Find answers to common questions from tenants and contractors.

A Tenant Improvement Project (TIP) is any construction, renovation, or alteration to the tenant’s leased space that goes beyond routine maintenance. TIPs can include interior remodels, structural upgrades, utility modifications, or new tenant build-outs. Because these projects impact airport operations, all TIPs must go through TIP PMO review and approval process before work begins.

At a minimum, you’ll need:

  • Completed TIP Application form
  • Scope of Work and Drawings
  • Supporting documents like floor plans, permits (if applicable), or lease details etc.

*You can access blank versions of these in the Documents Library section.

While the initial PMO review takes 5-10 business days, DOTA reviews often require additional time (averaging around 25 business days)

You’ll receive an email at each stage of process. If you haven’t heard back within 10 business days, feel free to use the Contact Form on the portal to check-in.

Use the Contact Form to reach the PMO directly. For urgent matters, contact us directly at [email protected] or 808-207-5901

Check out the Documents Library. Everything you need to know to successfully submit your TIP is there.

Your submission goes through a multi-step review process:

  • Initial review by PMO
  • Technical review
  • Lease Verification
  • DOTA division review
  • Final approval or request for more info

*You’ll be notified at each step via email.

Yes- but you must contact the PMO directly with your request. Do not submit a brand new application unless instructed to do so.

  • Missing documents
  • Lack of lease/space info
  • Submitting to the wrong contact
  • Changes made to the scope of work mid-review
  • Not responding to requests for clarification

That depends on the location and nature of your project. We will advise you during the review if a permit is required.

Yes. While contractors and design consultants are welcome to contact the PMO with questions, all communications should include the tenant (cc’d on emails or present in meetings). This is to ensure that all submissions are met with accuracy and compliance.
